lease
agreement
A lease agreement implies rights, as well as obligations, which are listed as follows:
• Payment of the lease amount.
• Compliance with the period established for advance notices or cancellation purposes.
• Payment of certain repairs.
• In certain cases, payment of the changes or repairs that must be made before you vacate the dwelling.
• Payment of rent increases, depending on the type of lease agreement you enter into.
• Payment of additional expenses (maintenance, water consumption, et cetera). The amount paid for additional expenses
depends on the type of building and dwelling you lease. In either case, it is very important for you to obtain a full
understanding of the total amount you will have to pay for the rent, including all expenses, before you make your final
decision.
• In most cases, you will have to pay for a bond that can equal up to three months of the lease amount, in addition to the
monthly rent. The landlord will return said bond to you once you vacate the premises.

• Adjust the term of the contract to meet your needs. Always include an ‘advance notice’ clause
in the lease agreement.
• Demand that the lease agreement be executed in writing.
• Never pay the rent without receiving a receipt in exchange for your payment. Write the check
payable to the landlord’s bank account.
• If you share a house or apartment, make sure that all of the tenants’ names are included in the
lease agreement to guarantee you will be able to claim their support for any problems that may arise.

El contrato de arrendamiento implica derechos pero también obligaciones:
• Pago del alquiler.
• Cumplimiento del periodo de preaviso o cancelación.
• Pago de determinados arreglos.
• En algunos casos los pagos de las reformas y arreglos necesarios al dejar el
departamento.
• Pago del incremento de alquiler, en dependencia del tipo de contrato de arrendamiento.
• Pago de los gastos adicionales (mantenimiento, consumo de agua, etcétera). El monto
de los gastos adicionales depende del tipo de edificio y de vivienda. En cualquier caso,
antes de decidirse hay que fijarse muy bien en la suma final del alquiler incluidos todos
los gastos.
• Aparte del alquiler mensual, en la mayoría de los casos hay que pagar una fianza que
puede ser por un importe de hasta tres meses de alquiler. Cuando deje el departamento,
el arrendador devuelve esta fianza.

• Ajuste la duración del alquiler a sus necesidades. Introduzca en el contrato, en todo caso,
una cláusula de preaviso.
• Exija contrato por escrito.
• No pague nunca sin entrega de recibo. Sirva el abono en cuenta bancaria a nombre
del casero.
• Si comparte una casa o departamento, que figuren todos como inquilinos en el contrato, a fin
de poder reclamar cualquiera en caso de problemas.
